My homeowners policy does not have flood coverage.
 If you live in a recognized flood zone you have to purchase a  separate
flood policy.  It is extremely  hard to do so when you  do  not live in a
recognized flood zone.  Two and half years ago  people in Leeds found that out
unfortunately when we had a 24 hr torrential rain  and left 24" of water in basements
in neighborhoods that had never had  water.  It was called a "100 year
flood".  Yeah, uh uh?
On the bright side some people did receive money from Fema for repairs but
Fema would not pay for the City to make some drainage corrections since it was
considered a once in a lifetime event.
