The answer to this question is "It depends".
The reason for this is, depending on your location, you may be vulnerable to situations like mud slides, floods, earthquakes, volcanoes, train derailments, brush fires, etc. etc...... Is your storage area in the same predicament? Choose someplace that is at a lesser risk but still close enough so that you can have "reasonable" access.
There are many other stipulations that pertain to other value factors, but as far as distance is concerned, I believe these are the main ones.
Does anyone else have anything to add?

Subject: FW: How far away is far enough for off-site storage?
I am working with our IT department in locating off-site storage for our
computer back-up tapes. Is there any standard of what is a minimum
recommended distance? We are looking at a facility that is
approximately 3 miles from our campus and are wondering if this is far
enough. We are currently storing them in a maintenance building next to
our office, so just about any real distance would be better than what we
have now! Thank you for your input.
