It may be possible for you to extract the lawyer's portion of the file and reasonably use that in an archival/research perspective, keeping the client-owned portion under wraps until you can address the property rights issues.  However, you will want a lawyer to assist you with the review and determination of who owns what, and even with that, I would expect some redaction of attorney notes may be necessary to preserve client identity and confidence.  You should be sure to consider attorney/client privilege as well as the work-product doctrine in any determinations you ultimately make.

Interesting conundrum!  All of my years in legal RM and this is the first time I've considered this particular perspective.
